Steven R. Norris, MAI, CRE

Steven Norris is a distinguished commercial real estate valuation and consulting professional. A UCLA graduate with a BA in Economics, he has over 40 years of experience, including 24 years as the principal of Norris Realty Advisors, where he has built a reputation for providing unparalleled expertise for complex, high-value, and confidential real estate issues and as a subject matter expert for deposition, testimony, and arbitration services in real estate valuation matters.

Mr. Norris holds both the MAI and CRE® designations and memberships in the Appraisal Institute and The Counselors of Real Estate. He is among only 950 real estate professionals in 22 countries to earn the CRE® (Counselor of Real Estate) credential, which has an invitation-only admissions process involving extensive interviews and file review.

His commitment to excellence and ethics is further demonstrated by his participation as a Panelist with the American Arbitration Association National Roster of Arbitrators. He also has demonstrated leadership experience with The Counselors of Real Estate. His involvement extends to leadership roles, such as serving on the Executive Board, as Chair of the Consulting Corps public service efforts for The Counselors of Real Estate, and serving previously on the National Ethics Committee.

Additionally, Mr. Norris served as a Board Member and President (2015) of the Southern California Chapter of the Appraisal Institute.

Mr. Norris has contributed measurably to global ethical standards as an ongoing member of the Standards Setting Committee of the International Ethics Standards Coalition (IESC). The Coalition’s first meeting was at the United Nations in 2014, and the global Coalition has since published the International Ethics Standards, providing consistency to users of professional services worldwide.

Driven by curiosity and a deep commitment to the greater good, Mr. Norris is actively engaged in nurturing the next generation of commercial real estate appraisers and serving on The CRE® Consulting Corps, a public service program of The Counselors of Real Estate providing real estate analysis and action plans for municipalities, not-for-profit organizations, government entities, educational institutions, and other owners of real property. In 2021 Mr. Norris served as the Team Leader for the Consulting Corp service to the community of Paradise, California. The Team aided in recovery consultation following a massive wildfire that destroyed 14,000 homes in the Fall of 2018.

As an ongoing instructor at UCLA Extension and the UCLA Anderson School of Management specializing in discounted cash flow analysis, he has instructed more than 600 students and mentored dozens over the past decade.

Peter Milio

Peter Milio is a Certified General Real Estate Appraiser with an extensive professional background that spans multiple industries. He was born in New York City and raised in a suburb of Chicago. Peter holds a BA in Marketing from the University of Illinois.

Peter began his career as a professional musician and later worked in marketing for hospitals. He also sold advertising for print publications before moving into appraisal, starting with residential appraising, and then transitioning to commercial appraisal. With his sales and marketing background, Peter brings a unique perspective to his appraisal work. He combines analytical rigor with a keen understanding of market dynamics and the ability to communicate complex valuation concepts in a clear and accessible manner. He excels at crafting reports tailored to the understanding of his clients, ensuring they grasp the story behind each valuation, whether he’s appraising schools, affordable housing, or commercial properties.

Peter’s commercial real estate appraisal experience spans industrial, mixed-use residential, and commercial real estate assignments. He has worked on a wide range of properties, including mid- and large-sized freestanding industrial and manufacturing facilities, mid and high-rise office towers, and retail and office buildings, along with high value houses, and façade easements for historic properties. Additionally, he has participated in numerous land-use and development studies, including the completion of absorption, market demand, fair rent studies, highest and best-use analyses, and computer cash flow studies relating to commercial development, portfolio analysis, and asset review. He relishes the opportunity to appraise many affordable housing developments and value more than 100 charter and private schools.

Outside his professional endeavors, Peter continues to make time for music, playing drums in several local groups and traveling with his wife. Italy, particularly the Tuscan region, is one of his favorite destinations.

Eric Santacruz

Eric Santacruz is a Certified General Real Estate Analyst with a background in nonprofit data management and reporting. Born and raised in Los Angeles, California, he holds a BA in History with a minor in German Studies from Vassar College.

Eric transitioned to commercial real estate after the pandemic, bringing a foundation of integrity, ethics, and strong analytical and problem-solving skills to his role. Currently pursuing his Certified General License, he enjoys the variety and complexity of assignments undertaken by Norris Realty Advisors and the opportunity to learn the history of buildings and communities that is inherent to their work.

Outside of work, Eric enjoys hiking, landscape photography, gardening, and attending the opera with his wife. A dedicated volunteer, he contributes to habitat restoration efforts in Long Beach and Los Angeles and serves as a board member of the longest active Democratic club in Los Angeles. Eric’s love for travel has taken him to 14 countries, with France holding a special place in his heart. He and his wife recently welcomed their first child, a baby girl.
